Home Sellers Now Outnumber Buyers by 560,000, the Widest Gap on Record, per Redfin

A buyer's market on paper, a frozen market in practice

There are now far more people trying to sell homes than buy them. US home sellers outnumber buyers by an estimated 560,000, or 58%, the widest gap on record, per Redfin data going back to 2013.

The imbalance is the latest sign of a housing market stuck in place. Sellers keep listing, often because life events force a move, while buyers stay sidelined by mortgage rates and prices that together have pushed monthly payments beyond what many households can carry. Housing starts have also fallen for three straight months, and homebuilder confidence remains weak, so new supply is not filling the gap either.

What a record gap usually means

When sellers outnumber buyers this heavily, pricing power shifts. Homes sit longer, price cuts become more common, and sellers in weaker markets start offering concessions, from rate buydowns to closing-cost credits. The national picture hides sharp regional splits: Sun Belt markets that saw pandemic-era building booms are loosest, while supply-starved Northeastern and Midwestern metros remain tighter.

For now, the gap has not forced a national price correction, because many would-be sellers still hold low-rate mortgages and can wait. But every month the gap stays at record width, the pressure builds on the sellers who cannot.
