Speculative Data Center Debt Is Being Repackaged and Sold to Pension Funds, per AFR
Wall Street is packaging the AI boom for retirees
"Speculative data center debt is being repackaged and sold to pension and retirement funds, university endowments, and other institutional investors in a manner eerily reminiscent of the subprime bubble," per Americans for Financial Reform.
The warning targets the financing machine behind the AI data center buildout. As developers race to build capacity, loans that would once have sat on bank balance sheets are being bundled into securities and sold on to yield-hungry institutions, the same originate-to-distribute pattern that defined mortgage lending before 2008.
Why the comparison stings
The subprime analogy is about incentives, not identical assets. When originators can sell risk onward, underwriting standards slip, and the end holders, in this case pension funds and endowments, may not fully see the risks they own. Data center projects carry their own hazards: construction delays, power constraints, rapid hardware obsolescence, and revenue concentrated in a handful of AI customers.
AFR's framing lands as AI-linked borrowing hits records. Hyperscalers and data center operators have issued hundreds of billions in bonds this year alone, and private credit has piled in alongside the public markets.

Credit stress in AI infrastructure would hit the whole stack: chipmakers, cloud platforms, and the lenders financing the buildout. Names to watch include NVIDIA, Microsoft, Alphabet, Meta, and private-credit-heavy managers like Blackstone.
